As we move into the heart of the summer Homes are taking longer to sell in certain market, I wanted to share some perspective areas, making thoughtful pricing and realistic on where we stand across the markets our expectations increasingly important for a company serves: Connecticut, Westchester successful transaction. County, the Hudson Valley, New York City, and Rhode Island.

The headline is an optimistic one. This remains a market that favors prepared sellers, while buyers who are ready to move continue to find opportunities with patience and the right guidance. Connecticut continues to be one of the tightest residential markets in the country, with Fairfield County remaining especially competitive. Limited inventory continues to drive strong demand and rising home values. While pending sales remain below last year's levels because of the lack of available homes, buyers are still finding opportunities to negotiate inspections and other terms, making this an excellent time for homeowners who have been considering selling.

Westchester County continues to experience strong buyer demand despite limited inventory, while the Hudson Valley is beginning to shift in favor of buyers in some price ranges.

Homes are taking longer to sell in certain areas, making thoughtful pricing and realistic expectations increasingly important for a successful transaction.

New York City continues to demonstrate remarkable resilience. Record employment, a strong recovery in office leasing, rising residential values, and record Wall Street bonus pools continue to support demand across Manhattan and the surrounding boroughs, reinforcing the city's long-term strength as one of the world's premier real estate markets.

Rhode Island continues to build momentum with improving inventory levels, an active new construction pipeline, and steady buyer demand. Compared to much of our region, buyers have somewhat greater choice while sellers continue to benefit from healthy market conditions.

Across all of our markets, the story remains consistent: motivated buyers, disciplined pricing, and the value of experienced local guidance. For those waiting on the sidelines, improving affordability remains unlikely in inventory-constrained markets. The opportunity is here, and having the right advisor has never been more important.
